AI to Automate Pre-Showing Process
AI to Automate Pre-Showing Process
Artificial Intelligence is all the rage today; talking about is never enough because AI is always coming up with something new and interesting just when the last trend is settling into place. Like all industries, real estate tech isn’t far behind in terms of AI disruption. From smart homes to buyer behaviour prediction, the uses are aplenty. There’s one thing that is slowly coming to the fore but hasn’t been fully explored yet; and that’s using AI to automate the pre-showing process.
How do we do that? Let’s take a look.
How AI Can Automate the Home Pre-showing Process
Before going to the home automation part of it, let’s take a look at how AI helps realtors find and target buyers, and understand buyer behaviour.
Targeting potential buyers
Bots are one of the most popular AI inventions. These bots can be used to identify and target potential buyers through social media. It analyzes a person’s search history to narrow down on people looking to buy a property seriously. Using ads (such as Facebook and Instagram ads), the bots then target these people by showing them properties that they have shown interest in in the past.
Chat bots are also a great addition to real estate tech in the pre-showing stages. They can replace human agents to automate tasks of communicating with potential buyers for various reasons. You must have seen the tiny chat window that pops up at the bottom of a website with text like “How can I help you today?”. If you type something into it, the bot gives you relevant answers.
Improves matches and searches for customers
Finding properties that a potential buyer is interested in is both time-consuming and tedious. Additionally, as human beings, it is difficult to get into the head of the buyer using analytical skills to come up with options. In these cases, AI is of great help.
An AI can analyze a user’s search history and behaviour, see what properties they showed more interest in, the budget, location, and other amenities to throw up search results that are as close to what the person is looking for. This also benefits the buyer. Buyers can find options in ROI, good neighborhoods, nearby schools and stores, etc.
Performing risk and potential assessment
AI is slowly replacing humans when it comes to risk or potential assessment of a property. Artificial Intelligence can predict the risk associated with a property, whether it is a worthy investment, and how much earning potential it has. All of this makes it easier to value a property before putting it on the market.
Automating questionnaires
An AI can also be used to create an automated checklist of tasks that need to be performed before letting people over for the showing. This is an important pre-showing activity that should be performed before people arrive. It includes things like cleaning the house and garden, closing the garage and all the cupboards, cleaning the kitchen surfaces, putting out the garbage, clearing the garden of cars, keeping the bathroom dry, opening the blinds, moving any personal items out of sight, creating inviting areas to sit (like couches and chairs) etc.
Artificial Intelligence can be used to create this checklist and automate it. Agents can set alarms prior to the showing, or create a virtual automated questionnaire where they can check it off the list.
AI can also power the house if it is an automated home, like adjusting the indoor temperature and lighting, or closing the garage, adjusting the blinds, etc.
Parting Thoughts
AI has the potential to improve the real estate tech industry in many areas. Pre-showing is an equally important activity that can benefit greatly from automation and the instinctive nature of AI. With automated questionnaires, user behaviour analysis, big data, chat bots, and the like, AI will likely revolutionize the pre-showing stage real soon.
